  • First Time Buyers: No STAMP DUTY on homes up to £300,000

    In today’s budget the chancellor announced numerous changes affecting the UK economy, however there was a key takeaway that might affect you. As of today stamp duty has been abolished for all first time buyers on homes up to £300,000. According to the BBC, this should benefit 80% of first time buyers across the country – read their budget summary here.

    What does this mean exactly? 

    Before this change first time buyers buying properties up to £300,000 had to find up to £5,000 in stamp duty to buy their home. As of today, this figure drops to zero. If you are currently in the process of buying a house, are a first time buyer and have not yet completed, you will benefit. Talk to your solicitor who will be able to confirm this for you.

  • Energy Ratings – what’s our record?

    Some of you may have read the latest news article stating that national house-builders cheat energy tests in order to achieve their pass ratings; for those of you that have access to The Times online, you can read the article by clicking this link. For those of you that do not, we thought we’d talk about the issue here.

    The article talks about how many of the national house builders cheat their energy certificates by adding quick fixes to their build before their homeowners move in.  The example they provide: ‘Insiders say that bodging is rife. Paul Buckingham, who used to check new homes for airtightness, an element of the EPC calculation, said if a house fell short, he often had to wait while builders sealed gaps. He then had to re-run tests until the home passed — only for carpet fitters to cut all the sealant out. “You’re bodging it for the test.”

    We can’t comment on other builder’s specification/build quality however we can shout about our own record. At Skipton Properties excellence  is one of our values (you can read more about our values here) and as such quality is of upmost importance to us, which is why we take great care in sourcing every product we use to build our homes. We use natural products and build above and beyond current building regulations wherever possible.

    Out of each 100 homes we build, we achieve an immediate pass on 99 of them. When we fall short, due to an error in a product or a building practice, we rectify it immediately, learn from the issue and improve our product. As such our homes are constantly evolving and is why we coined the phrase: New Homes. Re-imagined.

  • Architecture at The Bridge, Haworth

    The Bridge: philosophy, concepts and details…..

    We have been in involved in this particular site with Skipton Properties for several years, exploring a number of different strategic masterplan proposals as the client’s brief and wishes for the site have been refined.

    The existing site constraints such as the listed mill building, tight archway access, steep cross sectional topography, beck-side boundary, Keighley Worth Valley Railway corridor initially represented design challenges, however these soon became opportunities.

    The site is a long, thin, irregularly shaped plot of land. Early concepts focused on the valley context, varied scale, urban grain, rich texture of finishes, traditional materials and classical architectural styling. The Haworth Conservation area setting also ensures adherence to delivering a high quality aesthetic, with natural traditional materials being applied in an imaginative modern manner.

    We have worked with the existing site to create a new mill aesthetic, of mixture of uses and built form that respects the industrial past, delivering an exciting external environment linking to the Bronte country, whilst crafting a new legacy with a contemporary ‘flavour’.  Our final design proposes the conversion and extension of an existing listed mill into ‘Retirement Living’ apartments, and the construction of 75 new build family houses.

    Our approach to the facades in the retirement element of the development has concentrated on respecting the local vernacular, expressing verticality of the fenestration via a simple effective rhythm and the slim aluminium frames maximise the natural daylighting into the buildings.

    With regard to the family houses, it was a clear ambition of the design and client team to create a high quality mill courtyard setting that is still ‘of Haworth’ and not a typical suburban standard spec house builder scheme.

    Thanks to the attitude of our enlightened ambitious client we have been allowed to deliver this design vision.  The early results seen on site, with the excellent build quality and sourcing of natural materials, the chances of this vision fulfilling its full potential are even further enhanced

  • The Green, Glusburn


    Natural stone homes in the heart of Glusburn

    We’ve been waiting a long time to be able to say these words…..We will be commencing our development works on the 20th November!

    Our Show Home will launch next Summer 2018, however we will be launching off plan reservations for the first phase of the development on Black Abbey Lane in February. The first phase will include a selection of traditionally designed two and three bedroom natural stone homes. Later in April we will then launch off plan reservations for the next phase on Green Lane (pictured in the above computer generated image), which will include three and four bedroom homes.

    Thank you for bearing with us; it’s been incredibly frustrating not being able to give you any further information. We’d like to apologise for any inconvenience this may have caused. Lastly, if you live in the area, please bear with us while we build our homes. Building sites create a certain level of noise and dust, but we will do our very best to keep this to a minimum.

    At Spring Mills, Fence…

    We have just two homes available – The Sharp and the Pendle.

The Pendle is priced at £239,950 and if you reserve before Christmas we’ll pay your stamp duty; a saving of £2,299.

    At Harwal Waterside, Silsden

    We have just four homes available, all of which if reserved this weekend can be moved into before you put the turkey on the table!

    We recently held a public consultation to show you our plans for an upcoming development in Sabden in Pendle, Lancashire.

    We are proposing to build a selection of 2, 3 & 4 bedroom homes in the centre of the village, which has just been commended for it’s beauty with an award for best medium sized best kept village in Lancashire (Congratulations Sabden). We intend to enhance that beauty with a selection of quality built homes, all built in natural stone.

    Many of you have taken us up on our offer of STAMP DUTY paid over the past two weekends. We’ve still got a few homes remaining.   • Energy efficiency; why buying a period home may be a headache

    High energy bills, damp, draughts…just a few of the things you may struggle with in a period home. New homes are built to modern standards and significantly reduce your energy bills, often cutting your monthly bills in half*. Double glazed windows, modern central heating, insulation and efficient appliances all reduce your energy bills, which are a worry for many households.

    As prices rise energy efficiency is becoming a concern for many households. Upgrading your period home to modern standards could cost you around £45,000. That figure might seem high so let’s break it down. Guttering and new insulation could cost you around £9,000, new central heating approx £4,000, a new kitchen £7,000, double glazed windows and doors £6,000, re-wiring £3,000.
