  • A synergy between traditional and contemporary design

    A guest post from our window and door supplier at Kearns Village, Rossendale.

    ‘Contemporary country’ is how property developer Caroline Verity describes Kearns Village, one of the la- test developments from Skipton Properties.

    Built on the site of an old mill in Yorkshire’s Rossendale Valley, this collection of luxury family homes combines traditional materials with high performance, well designed products – including VELFAC composite aluminium / timber windows and doors.

    ‘We first saw the VELFAC system at Eco-Build 2015 and just loved the minimal 21st century design, and high performance construction,’ says Caroline. ‘Although we wanted a very traditional look, one that fits the location and the local architectural vernacular, we didn’t want to sacrifice energy efficiency or durability, and so had to nd products which could deliver on both performance and design.’ The VELFAC system meets this demanding brief. Finished in mid-grey, the external aluminium framing is the ideal complement to the beautiful stone, while the inner timber frame also enhances the light and contemporary interior style.

    ‘VELFAC represents a real step up in terms of quality, window performance and design,’ says Caroline. ‘Many new build residential projects use windows which do not always enhance the lovely local stone or mirror the industrial heritage so important to the area.

    At Kearns Village, slim-framed VELFAC windows, featuring thin mullions, reflect the history of the environment and thereby raise the quality of the development as a whole, and add value to each property.’

  • Starter Homes Explained

     

    Government schemes to help you get your foot on the property ladder can be confusing. We explain the details of the most recent, The Starter Homes Initiative.

    What are starter homes?

    Starters homes are homes that are discounted at 20% of the market price and are available exclusively to first time buyers. The only requirement is that you are aged between 23 and 40. The 20% discount only apply to homes under £250,000.

    To be eligible you need to have a combined household income of no more than £80,000. In addition, purchasing a starter home must be, in part, financed by a mortgage. The government ask that the percentage of your home that is mortgaged be no less than 25%.

    How do you get a mortgage?

    All applicants must be qualified by our recommended Mortgage Advisor. Once you have registered your interest we will put you in touch with the Mortgage Advice Bureau so they can assess your suitability.

    Is there anything else you need to know?

    Starter homes will be discounted at 20% below market value for 15 years from the purchase date. That doesn’t mean you won’t benefit from any uplift in market value, it just won’t be the full market value.

    Where can you find a starter home?

    We’re building a selection of one bedroom starter apartments at The Exchange in Shipley, West Yorkshire, this year. Each starter apartment will benefit from our quality build and from the development’s close proximity to Shipley station, offering homeowners a more affordable alternative to buying closer to Leeds.   • Harwal Mill: The Specification

    Do you want to simplify your life? Are you fed up of tending to the garden? Do you want a home that you can lock up and go?

    Have you considered an apartment? The apartments at Harwal Mill offer luxury living in the heart of Silsden, West Yorkshire.     Walk into our Show Apartment, which we’ve designed with a contemporary specification, you’ll find a beautiful integrated kitchen with a full range of appliances by Zanussi. The first thing you’ll notice is the high ceilings and large windows. Whatever direction you face you’ll have an abundance of natural light in your apartment. Worried about styling these? We’d recommend fitting wooden shutters to the lower sections, giving you privacy whilst allowing for the light to shine through. The next thing you might notice are the little window seats, the perfect spot to read your book and watch the world go by.

    In many apartments where we have two bedrooms we have added a little bit extra in the bathroom. In these you’ll find a p shaped bath and a shower. Each bathroom comes with a tiling of your choice to all sanitary ware walls, exactly as you see in the show apartment. There aren’t any hidden extras in our apartments, we try to include as much as we can into all our specifications. We do offer a few upgrades however which include the quartz in the kitchen, the integrated wardrobes and the Karndean flooring.

    The apartment building has both a key pad entry and fob system and within each apartment you’ll find a video entry phone so you know exactly who you’re letting in. Every apartment has a parking space plus access to visitor parking. When you move in you’ll receive a permit for parking there. The car park will be monitored. Anyone parking there that shouldn’t will get a fine!

  • A three bedroom home in Fence

    Are you looking for a three bedroom home in Lancashire? Have you visited our Spring Mills development in the charming village of Fence? The Ashton is a traditional stone built home with a south facing landscaped garden situated on the south side of Spring Mills (featured in the centre of this photo). Since we took these images, we have since installed a trellis to the boundary wall which has created a beautiful private garden.

    Walk into the Ashton and you’ll find that we’ve installed a grey shaker kitchen with a white quartz worktop – a country kitchen style. The kitchen also benefits from not one, but two areas for storage; we’d use one of them as a pantry and the other to store your bits and bobs like your hoover or your ironing board. In the bathrooms we’ve fitted a neutral tiling scheme.

  • Spring Mills: Photography

    We made the most of the beautiful weather we had recently (which now seems long gone!) and took a few photos of Spring Mills in the delightful village of Fence in Lancashire. You can see the full set of images for the development here, however we’d like to share a few with you here so you can understand what’s going on in each of them from the comfort of your own home/office!

    Pictured above is the view from our Show Home. We decided to pave the rear garden in this home to create a fuss free garden. This garden is north facing, yet due to its length, gets a lot of sun. We like to design our gardens with little raised planters to delineate the plants and the paving. You can easily create these yourself in your own garden. For a how to click here.

    Pictured above is our Pinnacle home, which feature a large amount of living space, 1330 sq ft to be exact! Each of our Pinnacles feature integrated kitchens with AEG appliances and quartz or granite worktops, large, private, landscaped gardens and en-suite bedrooms.

    Choose Pinnacle – Plot 15 and you’ll get all of this garden as featured in the image above. The image below shows the entrance to the development looking right. We haven’t yet been able to photograph the rest of the development due to building work still in progress, but it is slowly shaping up. The Hutton, with it’s three parking spaces, is starting to look lovely and the four bedroom Sharp, that provides the central point to the development, has just been landscaped and is ready for viewings.

  • Drone photography – Elsey Croft

    A birds eye view of our development in Skipton

    We’ve been busy in Skipton this week surveying our development, Elsey Croft, in advance of doing further works. Our consultant had a little extra time on his hands so used it to take a few photos from the air. We thought you’d like to see them.

    When designing Elsey Croft we wanted to create the quality, new homes that Skipton desperately needed. We built all of our homes out of natural stone and framed the development with dry stone walls to all boundaries and to most driveways/gardens. The long dry stone wall you see in the photos, which circles the development, took many months to build!

    We built a selection of 2, 3 & 4 bedroom homes, all of which are now occupied at this development. Our homeowners benefit from a quiet location yet close enough to walk into the centre of Skipton.

    Each week, our Directors visit our developments for a catch up with our Site Managers and Sales Advisors. On each visit we’ve started to video or picture some of what we see, which means you can feel like you’re inside our homes without having to leave the comfort of your couch. Like what you see?
