  • A new home for 2023, from our family to yours

May we take this opportunity to say we hope you had a wonderful Christmas and wish you a happy new year.

It’s not often we have offers on our homes because of what we put into them; we always try to go one step further by adding extras into our specification that others might not. So when we do have something to help our families onto the ladder, it’s something to shout about!

At Bolton Gardens, Silsden, we have just one three bedroom cottage available with this select offer. Reserve the Ashton in January and we’ll pay your Stamp Duty and include flooring in our already comprehensive specification. A saving of over £7,000. Plot 74 sits on the southern part of the development. It has a sizeable garden with plenty of room for storage. Inside, it’s a cleverly-designed home that strikes a balance between open-plan and traditional. The Ashton will be ready next Spring and is priced at £305,000.

At The Alders, Skipton we have two further three bedroom homes. The Lark, Plots 86 and 86 both benefit from south-west facing gardens. One of the main reasons we love these homes is that they have both an en-suite and a main bathroom, which is perfect for young families. You can love this home even more that you will have little to nothing to pay to move into this home. We’ll pay your Stamp Duty, legal and removal fees, and include flooring. A saving of £8,000. The Lark can be ready as early as February and both homes are priced at £300,000.

We believe the Christmas break is the perfect time for our team to rest after a long year so we’re closed throughout Christmas, but we’ll open again on the 2nd January 2023 from 10:30am at both of these developments.

A little about the Spinning Mill

Each of these large four-bedroom homes is spread across two floors, and one spreads across three. Entering the house on the ground floor, you’ll find a spacious entrance hall. The ground floor is given over to the kitchen/dining, utility and cloaks, with access to outside space and a handy cupboard to the hallway.

Climb the stairs to the first floor, and you’ll find a unique lounge, a main bathroom and two double bedrooms. Again, we’ve added storage to this level.

On the second floor, we have two double bedrooms, each occupying an ensuite shower room. The master bedroom benefits from a characterful outside terrace area.

  • Could we be ‘Large House Builder of the Year’?

Last week, we were told that we had made the shortlist for the Construction Award of Excellence ‘UK Large House Builder of the Year’. We were told there was stiff competition in this year’s awards so to be shortlisted in the same category as last year’s award win is an even bigger honour. The award’s judges look for the gold standard in the house building industry, those companies that are trying to go one step further in everything they do.

In our award submission we talked about the tricky developments we have undertaken. From Ebor Mills in Haworth, where we have painstakingly converted three mill buildings and retained historical features to Bolton Gardens in Silsden, which has been challenging in respect of the levels and other preparations. Both developments have been built in natural stone and our high quality, inclusive specification. We also spoke about some of the process changes we are undertaking, which we’ll be able to tell you more about next year. What we can say is we’re committed to investing in our team and the way we do things to continue to ‘Re-imagine’ our homes and the experiences our customers receive when buying from us.

Our team at Skipton Properties is very important, a large proportion of them have been with us for many years and all understand our values and our quality aspirations. Want to know more about our values read here. Or if you’re thinking of buying a new home and want to hear from some of our existing homeowners click here.

The Awards will be held in London on Thursday 20th April 2023. May we take this opportunity to say a big thank you to our team and our homeowners for believing in us.

  • Customer Stories: Martin & Kathryn

Welcome to The Alders, Martin and Kathryn

We watched the promo video on the website; it was really encouraging to see your Sales & Marketing Director, Caroline, talk about building new communities and what it means to the company, especially compared with some bigger developers”.

Why did you want to make The Alders home?

We have wanted to move to Skipton for a long time now. We viewed the Skipton Properties houses in Silsden while waiting for The Alders launch, and as soon as the first phase became available, we jumped at it! We had an idea that this particular development would be in demand, so we wanted to get our plot signed up straight away!

Did you know much about Skipton Properties before buying? If so, what was it about us that you liked?

While searching for our new home, we researched local developers and found Skipton Properties while browsing the web. We watched the promo video on the website; it was really encouraging to see your Sales & Marketing Director, Caroline, talk about building new communities and what it means to the company, especially compared with some bigger developers.

What was it about ‘The Curlew’ that drew you to it?

We loved the layout from the beginning. The welcoming feel you get when entering the house; ticked all the boxes for us. A big selling point for us was the garage and utility. It gives us the space we need to build our life together here. It was exactly what we were looking for!

How was your experience overall? Any defining moments?

The first time we were in the house alone was a defining moment for us! We sat and looked out of the window at the views for a long time! We were pretty emotional knowing that this home would be ours and we felt a real excitement on the lead-up to completion. So far, we’ve already had some good memories and only lived here a month! Our Sales Advisor, Karen, was really accommodating throughout our journey, always ensuring we were kept in the loop at each stage of the build.

  • An interest rate rise?

Due to the worldwide condition and the aftermath of the pandemic inflation has become high, but as we move into the new year and throughout 2023 there are signs of lowering back to what is considered normal levels.

    What DO WE KNOW?

In simple terms, buying or selling a home as interest rates rise is nothing to fear, from a historical standpoint, a 5% mortgage rate is still remarkably low. A mortgage today with a fixed rate for the next 30 years is still considerably cheaper than historical comparisons, and a return to 5-7% mortgages is something that looks like will be here to stay.

    WHAT DO OUR BANKS SAY?

Not only do banks have the capacity to lend they are still keen to do so and are even making the process for applicants easier by opening up the loan criteria. Andrew Bailey, Governor of the Bank of England, suggested markets had even over-exaggerated their predictions for future rate rises. He said: “the rate will have to go up by less than currently priced into financial markets. That is important because, for instance, it means that the rates on new fixed-term mortgages should not need to rise as they have done”

    THE BOTTOM LINE

Interest rates remaining near historic lows bode well for buyers, and today’s market reflects some of the cheapest debt a home buyer will be able to attain in the market.

    MANAGING DIRECTOR, SARAH BARRACLOUGH SAYS:

The future is uncertain, and we don’t know what effect our economy will have on housing next year, but right now, we’re still in a market where demand is outstripping supply, and the recent rise in rates is still considered low in relation to the 30-year average.

Here at Skipton Properties, we’re proud of our desire to build a bit differently and have a robust portfolio of homes that, we hope, offer something for everyone. Location is key! And as we continue to bring our high-quality homes to new, sought-after, communities, in the long term, our bricks and mortar are still a fantastic place for you to invest!

  • Get to know us, and meet our team!

Introducing our Sales Advisor, Karen Douglas

Meet Karen, our Sales Advisor (currently) at The Alders in Skipton. Karen makes our customer’s experience a good one! Ensuring the buying process, from initial reservation to move-in day, is as seamless and enjoyable as possible.

What experience do you bring to your role at Skipton Properties?

I have worked for several developers throughout my time as a Sales Advisor, experiencing many different situations, the good, the bad and the ugly! Some of my 20 years in the industry were even spent in Estate Agency.

What does customer service mean to you?

The support I offer customers before, during and after they purchase a home from us is everything. To me, customer service means giving them the level of attention they deserve and feel satisfied with and going above and beyond goes a long way.

Our developments are quite unique, and we get a lot of positive comments on the quality of the build itself. I get a real sense of achievement handing the keys over to a new family home 🙂

You’ve worked in the industry for some time, what keep’s you here?

The buzz of selling! I love what I do! Matchmaking people to homes and seeing them complete 2 months later, it’s what motivates me! If and when I see my customers in the future they always remember the role I played in such a milestone in their lives!

  • Recreate it!

Our new show home at The Alders, Skipton, was a huge success and we’ve got off to a great start at the development! The majority of homes from our first two releases have now been reserved, however, we do still have three homes available; plots 85, 86 & 93. The Lark is a charming semi-detached home with two bedrooms, two bathrooms and a potential third bedroom or study.

Many of you have asked where we got our furniture from, and we’d like to reveal some of our sources so you can recreate the look in your own home! We opted for a soft palette of colours with warm tones to complement the grey tones of the external materials. We particularly love the low-hanging lights and subtle curtains to the dining area, creating that intimate cosy dining atmosphere.

    What are your favourites?

We’re always trying to give back and our Show Homes are one area we can do this. Once we have finished with the furniture in this latest Show Home we’ll be hosting a sale, with all the proceeds going directly to Manorlands. We’ll update you closer to the time as to when and where this sale will be….all furniture would need to be collected by yourselves.

Our Show Home and Marketing Suite are now open Thursday-Monday 10.30am – 5pm. Keep your eyes peeled for further releases 🙂

  • Planning granted for 17 homes in Foulridge

    Croft Mill

We’re absolutely thrilled to announce that we have been granted planning permission for a new housing scheme in Foulridge, Lancashire.

The development will comprise thirteen 3-bedroom and four 4-bedroom homes provided as six different house styles. We’ll be creating an attractive and desirable development designed in a traditional manner that is in keeping with the character of the village of Foulridge.

The historic market village situated just beyond Colne, Lancashire, was once a hat-making community and evidence can be seen of weaver’s cottages surrounding the village. Alongside the A56 through Foulridge is a large reservoir also known as Lake Burwain where boating and yachting take place regularly throughout the year. The reservoir feeds the Leeds to Liverpool canal which is where you will find the historic Mile Tunnel and canal wharf. The wharf is a picturesque stretch of the canal where you can go on a boat cruise, have a drink and meal or just wander up the towpath, taking in the sights. Of particular interest is the large canal-side warehouse, sympathetically restored, which is now a café bar, and the Mile Tunnel: another popular tourist attraction.

It is our mission to create homes that are sympathetically designed and woven into their natural surroundings. The characteristics of the location and its surrounding context have been taken into consideration in developing this scheme, creating visual and design interest that reflects the variety of traditional housing styles within Foulridge.

We look forward to working with the relevant parties to deliver the homes!
