  • Part Exchange – an easy, cost-effective way into a new home

    We offer part exchange on select homes…

    If Part Exchange is available on your chosen development we will purchase your existing home and use it as part-payment against a brand new Skipton Properties home. Not only does this mean that you won’t have to worry about finding a buyer for and selling your existing home; there’s also no chain to worry about.

    Part exchange is also cheaper, as legal fees are reduced and there will be no estate agent’s fees to pay. Crucially, given the current circumstances, much of the process can also be conducted remotely, enabling you to move forward with a home purchase quickly.

    Part exchange is available on selected properties. The following conditions apply, please discuss with your Sales Advisor. We will individually assess the saleability of each home that is put forward. Please note that we can only accept a limited number of part exchanges, so act now to secure yours.

    • To be eligible for part exchange, your existing property should ideally be worth not more than two thirds of the value of the home you’d like to purchase, and within a 20 mile radius of it.
    • We will obtain two or three valuations of your home, which will be evaluated and a fair market valuation will be proposed.
    • We will advise of the date that you must accept the part exchange offer in order to be eligible to reserve a Skipton Properties home. If you do not confirm within this time period we reserve the right to market the home to another party.
    • Part exchange cannot be used in conjunction with any other offer, as it represents a significant reduction in the usual costs associated with selling an existing property. However if flooring comes with the property you would like to purchase it will still be included.
    • Once your part exchange has been confirmed we will advise of an anticipated completion date on your new home.

  • An update on construction and COVID-19

    A message from our Managing Director, Sarah Barraclough.

     
    “In light of the ongoing COVID-19 crisis and the confusion around Government guidance for the construction industry, I wanted to clarify Skipton Properties’ position regarding our construction sites.
     
    In line with comments made yesterday (24th March) by Senior Cabinet Minister, Michael Gove, in which he stated that work on private construction sites should continue, we have been carrying on with work at our sites this week.
     
    We want to reassure you that during these tough times we have been observing Government guidelines regarding hygiene and working at a safe distance on site: instructing workers to wash their hands regularly and maintain a 2m distance from others, providing hand sanitiser, staggering breaks and recommending they be taken outside, and prohibiting car and van sharing unless sharers are family members. Much of the work at our sites is carried out in the open air, but where it is being carried out inside a plot we have restricted the number of workers.
     
    Like many of you, we have found the guidance from the Government regarding the construction industry to be somewhat unclear, but when applied to our sites it is easier to rationalise, given that most of our workers are able to work at a safe distance from one another, often outside. We are also concerned both for the members of our workforce who are self-employed and still have no guarantee of continued income from the Government, and for our homeowners who need to move into their new homes this week or risk their sales falling through.
     
    However we have taken the decision to temporarily halt construction at our sites from Friday to protect both our workforce and the wider community.
     
    We will continue to follow Government advice and hope to be back and building again soon, once it is deemed safe to do so.

  • An important update on COVID-19

    COVID-19

    At Skipton Properties we’re closely monitoring the Coronavirus (COVID-19) outbreak and following all NHS and Government guidance to the letter.

    We are a small family business and the health and safety of our visitors, customers and staff is of the utmost importance to us, so we’re also taking additional precautions. As a construction company it’s obviously not possible for many of our team members to work from home, and as such we are keeping an extra close eye on everyone. We’re enforcing a rigorous hand washing and hygiene policy, asking any employees who have recently returned from higher-risk countries to self-isolate and work from home for an extended period and carrying out conference calls rather than face-to-face meetings wherever possible. Any employees feeling unwell or showing any symptoms will be asked to stay at home and self-isolate, with our full support.

    At the time of writing, our plan is to enact an appointment-only policy at our developments in Harden, Haworth and Sabden. Appointments can be made any time Thursday – Monday, 10:30am – 5pm. There are hand washing facilities at each of our Sales Offices and Show Homes and you’ll be advised to wash your hands upon arrival. Hand sanitiser is also readily available. We already ask that shoes are removed or shoe covers worn when visiting our Show Homes and we have also introduced additional cleaning measures, including regularly sanitising surfaces and door handles. Meetings at our developments can easily be conducted outdoors too.

    If you are feeling unwell, experiencing any symptoms or have recently returned from a high-risk country we would ask you to stay at home rather than paying us a visit – you can find further information here. If you would like more information on any of our homes or developments we can easily provide it via email, and our knowledgeable Sales Advisors will be on hand to answer any questions you may have by phone. The same practices apply at our developments in Barnoldswick and Settle, where viewings are only available by appointment. As and when it becomes necessary to restrict visitor access or close our Sales Offices we will do so and of course keep you informed, but until then we are keeping calm and carrying on.

    We’ve weathered several global crises since our company was first established in 1986, and we’re hopeful that with a combination of hard work by our fantastic team, support from our wonderful customers and Yorkshire/Lancashire spirit and determination, we’ll get through this too.   • Planning permission granted at St. Stephen’s Place, Skipton

    We are delighted to announce that we have been granted planning permission and listed building consent for our application to redevelop St. Stephen’s in Skipton.

    We are now working through our drawing processes and intend to start initial works at the site as soon as possible, with a view to releasing more information in the Spring.

    The two listed buildings at the site – Holywell Cottage and St. Stephen’s School – date back to the 1850s and have a rich history and important significance to the community. We have experience and expertise at restoring historic buildings within conservation areas to their former glory, and we consulted with a heritage expert, Historic England and Craven District Council to ensure that our plans honour this site and will preserve it for many more years to come. We will retain many original features, including the dramatic Gothic doors and windows, stone corbels and exterior walls and cast iron fireplaces, will use reclaimed stone to carry out careful repairs to the exteriors and will reinstate decorative plasterwork to the interiors.

    The original buildings, which variously housed a school, the parish priest and a convent over the decades but had lain empty for many years prior to our purchase of the site, will be sensitively converted into two three-bedroom houses and five two-bedroom duplex apartments. We have also been granted permission to build three new three-bedroom homes on empty land at the rear of the site, which will complement the existing architecture and blend seamlessly into their surroundings. We will maintain existing mature trees at the site and plant new ones, as well as creating a communal green area for residents, who will also benefit from the site’s outstanding location on Gargrave Road. We are delighted to have been given the opportunity to create 10 beautiful new homes for local people in our company’s hometown.

  • Inclement weather

    Good morning all.

    Unfortunately due to Storm Ciara we are unable to open our developments The Rise in Harden, Victoria Fold in Sabden or The Bridge at Haworth today, Sunday 9th February.

    If you are interested in speaking to our teams about a new home, please bear with us whilst the storm passes. We will respond to any enquiries as soon as possible and hope to resume normal opening hours tomorrow.

  • £1,000 for Sabden Football Club

    Sabden FC

     

    For our latest charity grant we’ve donated £1,000 to Sabden FC, which will be used to improve the club’s facilities.

    Sabden FC was first established in the 1940s and is known as the Treacle Miners, a nickname that has ‘stuck’ with the club thanks to local folklore about treacle mines in the area. The team is formed of local lads who play on Sundays at their home ground of Nutter Barn. The club is part of the Pendle Charity League and, having been promoted to the Premier League last season, is currently second in the league table.

    Our donation will enable the team to offer an improved match day experience for all, with a covered spectator area and WC facilities for Nutter Barn in addition to the existing kiosk offering drinks, home-made sweet treats and bacon butties…and the impressive sporting skills on display!

     

    Sabden FC

     

    Speaking about the donation, Caroline van Niekerk, our Sales, Marketing and Design Director, said: “We’re always looking to give back to the communities in which we build, and what better way to do that in Sabden, home to our Victoria Fold development, than by lending a hand to the local football team? We hope our donation will give Nutter Barn a new lease of life for spectators and players alike, and we wish Sabden FC continued success with their sporting endeavours!”

    Eric Tomlinson, club chairman, said: “The donation will help us improve facilities for spectators: a new undercover standing area with improved access and the renovation of a disused room to provide restroom facilities and storage.     Our charity initiative sees us give away £1,000 every month to support worthy causes in the areas where we have current and future developments: our only criteria is that the charity or organisation benefits local people.
