  • Is Now the Right Time to Buy a New Home? Here’s Why We Think So!

Buying a new home is always a significant decision, and with mortgage rates currently held at 5.25%, many potential homeowners might feel hesitant about jumping into the market. However, we believe that now is a great time to make your dream of owning a home a reality. Here’s why:

An Opportunity with Own New Rate Reducer

At Skipton Properties, we understand the challenges that the current higher interest rates can pose. That’s why we’re offering an exclusive opportunity for our buyers to access mortgage rates as low as 2.71% on a fixed term for two years. Own New can give buyers access to much lower rates because we contribute 3% of the purchase price. To find out more about Own New, click here.

    What’s happening with mortgage rates?

They are currently higher than they have been in 16 years…

    • The average mortgage rate is held at 5.25%
    • We seem to have reached the Peak Base Rate: Many experts believe that the base rate has reached its peak and could start to decline in the second half of this year. This potential decrease could lead to lower mortgage rates in the future.
    • We may not see interest rates coming down significantly for a while: According to Rightmove, historical data shows that after periods of interest rate increases, rates tend to remain flat for a while before they eventually decline.

    The Advantage of Acting Now

There are several reasons why buying a home now might be the best decision:

    1. Lower Initial Rates: With Own New, you can lock in a rate as low as 2.71%* for the first two years. This provides a financial cushion while you wait for overall market rates to decrease.

    2. Building Equity: By purchasing a home now, you start building equity immediately. Waiting for rates to drop might seem wise, but it also means missing out on potential appreciation in home values.

    3. House prices could rise sooner than you think: Recent analysis showed a decline in house prices, however some have recently revised those figures due to improving market conditions. For those of you who’d like to do a deep dive into Savill’s latest analysis you can click here.

    4. Don’t miss out: we’re nearing the end of build on most of our developments including Bolton Gardens, Silsden, The Alders in Skipton and Croft Mill, Foulridge.

  • Rosie shines in the London Marathon and raises over £1700 for charity!

Our valued colleague Rosie has completed the London Marathon, achieving an official finishing time of 4 hours and 41 seconds!

    Rosie after her marathon

What makes Rosie’s achievement even more remarkable is her incredible fundraising effort. While Rosie was fortunate to secure a spot through the marathon’s ballot, she went above and beyond by setting a fundraising target of £500. In a true testament to her dedication and the support of her community, Rosie surpassed this goal with flying colours, raising an astounding £1731 (with more donations still coming in).

But Rosie’s marathon journey wasn’t just about personal accomplishment—it was about making a difference. With a commitment to giving back to her community, Rosie dedicated her run to supporting Manorlands, a local hospice that provides care for individuals and families in need.

Reflecting on her marathon experience, Rosie said:

“I wanted to raise money for a local charity to try and help make a difference. I dedicated the run to all those that have ever had family or friends that have been cared for at Manorlands.

The day its self was one of the most unforgettable days of my life. The atmosphere and crowds were amazing and definitely spurred us on to the finish line. It is an honour to raise money for such a worthy charity.”

    Rosie Wood

Congratulations, Rosie, on a well-run marathon and a fundraising effort that has surpassed expectations!

At Skipton Properties, we take our customers’ feedback seriously. Whether it’s a pat on the back or a suggestion for improvement, we share it with our entire team. Recently, one of our homeowners from Croft Mill in Foulridge shared their experience with us, and it’s stories like theirs that keep us motivated.

“We have been very happy with Skipton properties,” they said. “They made our buying and selling experience very easy for us. As we had a newborn baby they allowed us the flexibility of moving in over a few days and sorted out any issues very quickly. We love our new home!”

It’s heartening to hear such positive feedback. Knowing that we made a difference in someone’s life, especially during a big life change like buying a home, is what it’s all about for us. Benefits of Three-Storey Family Living in Skipton

    • Room for Growth With three floors of living space, families have room to grow and adapt to changing needs over time. Extra bedrooms can be used for guest accommodations, home offices, or hobby rooms, providing flexibility for evolving family dynamics.
    • Views and Natural Light The height of a three-storey home often allows for better views of the surrounding landscape and increased natural light flooding the house.
    • Separation of Work and Living Spaces – With multiple levels, there’s the potential to designate specific areas for work, such as home offices or studios, away from the main living quarters. This separation helps maintain a healthy work-life balance.

  • Seize the Moment and reserve your Skipton Properties home this month

The housing market is continuing to heat up. In Yorkshire and Humber, the home of our developments, The Alders, Skipton, The Willows and Bolton Gardens in Silsden, saw year-on-year price growth of 2.4%, and the month of March saw a 1.5% increase. In the North West, where Croft Mill in Foulridge is located, the region has also seen price growth, with a 0.8% monthly increase and a year-on-year rise of the 2.6%.

With the average price of newly marketed properties rising by 1.5% this month, might now be the time to act?

Buyer demand is also growing nationally, up 8% from last year. But it’s not all smooth sailing. The recent Spring Budget left much to be desired, with no direct help for first-time buyers or mortgage market innovations (however, we have a solution for this, check out our latest partnership with Own New here). That’s why we are stepping in to plug the gap. Until the end of the month, visit our developments and talk to us about our latest tailored assistance packages to help you get on the ladder, whether it be Stamp Duty, reduced monthly mortgage payments with Own New, part exchange or a cash deposit, we are here to help.

With prices rising and demand on the up, secure your new Skipton Properties home before it’s too late…

  • Our Barns are completed & ready to view!

Our homes blend timeless natural stone exteriors with modern interiors designed for family living, entertaining, and remote work. The barns embody that perfectly.

Only two, beautiful three-bedroom homes remain, our re-imagined barns.

We hope our attention to detail is evident in every corner, from the intricate tiling to the stone detailing that has been painstakingly rebuilt, Our team put so much love into restoring these two homes, straight from our family to yours.

Both properties have been styled with beautiful kitchens, quartz worktops, luxury flooring and original real oak beams. The specification also includes energy-efficient technology, premium fixtures, and contemporary interior design.

These original buildings have been re-imagined into two beautiful and unique three bedroom homes, creating a flexible living space that can adapt to the needs and demands of modern family life.

On the lower level, a spacious living room welcomes you from the entrance hall, offering access to the convenient under-stairs storage. Flowing seamlessly, the living room extends into an expansive open-plan kitchen/dining area, forming a spacious and interconnected living space. The free standing island kitchen design is ideal for entertaining, the lush turfed garden and sizable patio through double patio doors, perfect for indoor-outdoor gatherings.

Upstairs there are two double bedrooms and a single leading off the central landing. The master suite is especially large, accommodating a spacious en-suite, while the remaining bedrooms share a family bathroom with bath.

    Plot 76

For Plot 76, The Taylor, we went for a stunning Halesworth sage green & porcelain kitchen design with bespoke Knurled Aged Brass effect handles, these handles are not only unique but bring warmth and a rustic texture into the kitchen, the sleek Miami Vena Quartz worktop, our most popular, was an easy choice. For the bathroom we went with a Monteverde Oak tile which brings a clean contemporary look yet still embodies the rustic feel throughout the home.

    Plot 77

For Plot 77, The Taylor, we opted for the Chelford Navy, imparting a sophisticated and contemporary ambiance. The navy units stand in contrast against the pristine white Miami Vena Quartz worktops, creating an elegant visual balance. To complement the navy design, we selected a combination of classic round doorknobs and cupped handles, both with an aged brass effect, adding a touch of timeless charm to the space.

One of our favourite features of Plot 77 is the Cast Dark Blue tiles in the En-suite, the dark navy tiles echo the color palette of the kitchen units, creating a sense of flow throughout the living space. This colour consistency gives the sense of a well thought out space and also looks great in contrast with the dark oak beams.

We are thrilled to finally unveil the charming features of our two Taylor homes at Bolton Gardens. Witnessing the transformation from concept to reality has been immensely rewarding, and we are delighted with the results. Each aspect of these homes reflects our dedication to creating spaces that inspire and delight. We invite you to come discover the unique character of these meticulously crafted re- imagined homes.

    Exciting Opportunity with Plot 77!

We’re happy to be offering Own New Rate Reducer on Plot 77, this provides homemovers and first-time buyers with access to lower interest rates and reduced monthly payments during the initial mortgage period. It’s a regular mortgage, just with lower monthly payments.

  • Empowering Women in Housebuilding: Sarah’s Evolving Journey with the ‘I am a Housebuilder’ Campaign

    Hello everyone

I’m thrilled to share with you an exciting initiative that I’ve been involved in – the ‘I am a Housebuilder’ campaign. As the Managing Director of Skipton Properties, a family-owned business known for its commitment to excellence, I’ve joined forces with other industry leaders as part of the esteemed ‘Magnificent Seven Housebuilders’ to drive positive change in the housebuilding sector.

The ‘I am a Housebuilder’ campaign, initiated by the All-Party Parliamentary Group (APPG) for SME Housebuilders, aims to address the longstanding gender disparities and image challenges prevalent in our industry. It’s no secret that women are significantly underrepresented in housebuilding, with less than 2% of SME housebuilding companies being owned and led by women. Additionally, the workforce gender gap is stark, with only 297,000 women compared to 1.8 million men in construction roles across the UK. These statistics highlight the urgent need for change.

I firmly believe that the housebuilding industry has immense potential for growth and innovation, but it’s hampered by outdated perceptions and a significant gender imbalance. Through the ‘I am a Housebuilder’ campaign, we’re committed to breaking down these barriers and inspiring more women to enter and lead in this field.

The initiative is being driven by the APPG’s new secretariat, Edwin de Silva, an industry veteran and Co-Chair for the Regional Builders Hub Steering Group in support of The King’s Foundation and Chair of the APPG, Andrew Lewer MBE, Member of Parliament Northampton South. The campaign’s pledges include increasing the visibility of successful women within the sector, establishing a senior mentoring network, and collaborating with trade bodies to promote the industry to women of all ages.

As part of the ‘Magnificent Seven Housebuilders,’ my peers and I are dedicated to mentoring and supporting more women to become SME housebuilders. This mentorship aspect is crucial, as it aims to guide aspiring female leaders through the intricacies of the industry and provide them with the tools and confidence needed to succeed.

What are we doing at Skipton Properties to support the campaign and bring more women into roles in construction?

Well, we’re currently developing a more robust apprenticeship programme to ensure our apprentices thrive; considering the shortage of women in our industry apprenticeships will be key in reshaping it. Additionally, we’re elevating several of our female managers and other personnel into key roles in the business to develop their potential to lead. I’ll be taking a key role in this, alongside my sister, Caroline and our Financial Director, Luke.

Finally, over the next few months, we’ll be shining a light on the diverse range of women in our business in the hope you may find out a little bit more about what they do each day, how that shapes our business, hopefully raising awareness and interest in these roles.

    Warm regards,

    Sarah
