    For all reservations made from the 7th of November, your reservation will be covered by the terms laid out in the New Homes Quality Code. For reservations made before this date, even though they aren’t formally covered by the new code, we are delighted to inform you that we have consistently followed many aspects of the code’s framework. Your reservation, however, will continue to be formally protected in the conventional manner under the Consumer Code.

    What does this transition mean for you, our valued homeowners?

    • Clarity at Reservation: The code emphasises the level of clarity you can expect at the time of reservation.
    • Completion: Your new home will now be ready two weeks in advance of legal completion. This provides us with extra time to address any minor issues before your move-in day. You will also have the opportunity to bring in your own snagging company if you wish.

    Our dedicated team, including Sales Advisors, Customer Care Team, Site Managers, and office staff, are fully trained and well-equipped to follow the code’s guidelines. Your primary point of contact, our Sales Advisors, are here to answer any questions you may have, so please do not hesitate to get in touch with your chosen development.

    To ensure our promises are clear to you we have developed a new Customer Charter:

    • Adherence to the New Homes Quality Code: First and foremost, we commit to strictly adhering to all the details outlined in the New Homes Quality Code.
    • Information and Home Tours: We will provide you with detailed information about homes in the construction phase or offer an extensive tour of the already completed homes you are interested in.
    • Selections Process: We will ensure you have comprehensive information about our selections process and the available options.
    • Warranty Provider Information: Information about your new home warranty provider will be provided at the reservation stage.
    • Health and Safety: You will be well-informed about health and safety measures on our working building sites, both during the buying process and after legal completion.
    • Qualified Inspector Option: We invite you to appoint a qualified inspector to assess your home when we have agreed upon an anticipated legal completion date if you so wish. You can engage services from organisations like RICS or RPSA. Your Sales Advisor will have a list of recommended companies. Please note this will be a cost borne by yourselves.
    • Home Demonstration: You will have the opportunity to attend a ‘home demonstration’ where your Sales Advisor will explain all the features of your home. Your Site Manager will also be present to address your questions.
    • Essential Guide and Supplementary Information: We will provide you with our Essential Guide and other supplementary information ahead of completion, accessible through our customer portal, HouseBuilder Pro. This information covers Customer Care and emergency out-of-hours services.
    • Warranties and Manuals: Following legal completion, we will provide you with all the warranties and manuals related to your new home via HouseBuilder Pro or in hard copy format where needed.
    • Incomplete Works and Indicative Timescales: We will furnish a statement on incomplete works, and indicative timescales for completion, and identify any areas that are beyond our control, such as section agreements related to the final road surface.
    • Check-In After Legal Completion: We will schedule a check-in to ensure you are satisfied in your new home within two weeks of legal completion. Your happiness is our priority.’

  • Mortgage Porting Explained

    What you need to know…

    What happens when you port your mortgage?

    Porting a mortgage is relatively uncomplicated. First, speak with your lender and inform them about your intention to move. They will review your circumstances to verify your continued eligibility for the existing mortgage deal. Your financial situation may have evolved since your initial mortgage application, so they will need to check your eligibility for the deal. 

    Assuming your reassessment proves successful, you can then “port” the mortgage to finance your new property. Essentially, the process mirrors what you would go through when purchasing a home with a new mortgage offer.

    How can you work out your eligibility to port a mortgage?

    Most mortgages are portable, and this flexibility is typically an inherent feature of the mortgage agreement with your lender. Nevertheless, it’s advisable to consult with your lender to confirm whether this option is available in your case.

    Usually, you can work out your ability to port your mortgage if you can verify the following:

    • Your mortgage agreement explicitly mentions the option to do so
    • Your lender affirms your eligibility for mortgage porting
    • Any introductory offer period (e.g., a two-year fixed rate) has reached its conclusion

    If your mortgage cannot be ported, you may need to explore alternative choices.

    Can you switch mortgages if porting is not an option?

    You certainly have the prerogative to switch to a new loan if your circumstances allow. However, choosing this path may incur fees, particularly because you are prematurely exiting your current mortgage deal.

    We recommend speaking with your lender to get an overview of your present circumstances. Afterwards, speak with a mortgage adviser about the different options available to you. You may even discover that not porting your mortgage could provide better value for your financial situation.

    What fees will I have to pay for porting my mortgage?

    If you are considering downsizing or relocating to a more cost-effective area, your existing mortgage might adequately cover the required amount for your new property. In this case, you may only need to pay specific fees, such as a valuation survey fee. In some cases, you might even have the opportunity to renegotiate the house price following a survey. 

    Nonetheless, unique circumstances may necessitate additional fees.

    Is it possible to port a mortgage and borrow more money?

    If you need additional funds to finance your new home, you might still be able to port your mortgage. Keep in mind that increasing your mortgage loan may entail paying a fee. You might incur an exit fee if you wish to exit your current mortgage.

    Can a fixed-rate mortgage be ported? 

    Opting to exit before the conclusion of an introductory offer period, such as a two-year fixed rate, could mean paying an early repayment charge in addition to other exit fees. Typically, this charge ranges from 1% to 5% of the remaining mortgage debt, potentially making it an unattractive option during the early stages of your mortgage term.

    Is porting your mortgage right for you?

    Mortgage porting can be an appealing option for those considering downsizing or relocating to a more budget-friendly area. It enables you to retain a comfortable deal with minimal hassle and few, if any, fees. However, if your situation is more complex, it’s advisable to carefully weigh up your alternatives and seek guidance from a mortgage expert to identify the most suitable mortgage solution for your needs.

  • Celebrating 2 years as Site Manager

    A skilled site manager combines technical expertise, outstanding communication abilities, and problem-solving prowess. At Skipton Properties, we are dedicated to exceeding these standards, delivering unmatched quality and expert craftsmanship for our valued homeowners.

    We’re approaching this work anniversary with a unique twist, and now, we’ll hand the mic over to John himself!

    I’ve had the privilege of serving as the Site Manager at Skipton Properties for a solid two years. Over this period, I’ve played a significant role in several projects, with Ebor Mills marking my initial venture. We constructed new homes at Ebor Mills and masterfully transformed the existing Warehouse and Spinning Mill. It was a true labour of passion, but the final outcome justified all the sweat and toil. What’s more, I’m thrilled to share that we’ve recently earned an LABC award for said development, an achievement I take immense pride in! You can read more on that here.

    I was asked, what’s the driving force behind my continued presence here? It’s the incredible team I’m fortunate to work with. I’ve just transitioned to The Alders in Skipton, where we’re in the midst of building 77 new residences. Commencing work on a project already in progress can be a bit challenging, but I genuinely can’t wait to dive in and contribute!

    As someone originally from Skipton, I had a strong desire to return to this town so that our young son could experience growing up in a place that holds a special place in my heart. Given its proximity to my family and childhood home, selecting The Alders was easy for us. We decided to reserve one right away!
