    Esse Vista 500 Fire

    We know our customers like to curl up by the fire on a cold night which is why all of our four bedroom homes in Cullingworth and Settle feature a traditional stove from British manufacturer, Esse.

    The 500 Vista is the quintessential ESSE with their signature door arch styling and technologically advanced performance. Wide, clean glass offers an unrivalled fire view while an efficient fire box with tertiary air ensures great fuel economy. A high quality steel body gives Vista endurance and attractive cast iron detail on the top, door and feet complete the stove. The multi-fuel Vista is a simple-to-use 5kW multifuel stove including twin position riddling grate with both wood and mineral fuel settings. It has an efficiency rating of 83.5%.

    The Esse 100 StoveIn our larger four bedroom home – The Rawley – at The Lees in Cullingworth we have installed a larger Esse 100 due to the size of the room. It features a similar styling to the Esse Vitsa 500 but is much larger and features a wider window.

    Our fires are complemented by a natural stone hearth and wood beam.

    The Esse Vista is installed in our Sharp and Oxley homes at Falcon Park in Settle and our Crawford home at The Lees in Cullingworth.

    The Esse 100 is installed in our Rawley at The Lees in Cullingworth.

    We don’t recommend painting your new home when you first move in. Your new home needs to settle, which sometimes produces drying out cracks that can be painted over later. However, once you are ready to paint your new home we thought you’d all like to see the new colours for 2015 as recommended by Elle Decoration.

  • Savings: Stamp Duty

    The Chancellor’s Autumn Statement saw a massive shake up in stamp duty that will benefit all of our potential home owners

    What did it used to be?

    Stamp Duty was paid in bands, which meant  that your Stamp Duty payment would jump quite dramatically.

    And now?

    Now it works much more like income tax. You now only pay Stamp Duty on the part of the property price that falls within each band. Therefore you’d pay 0% for the first £125,000, 2% on the portion up to £250,000, 5% up to £925,000, 10% up to £1.5m and 12% on anything above that.

    If you were to buy our Austwick at Falcon Park, Settle you would now pay only £1,659. The effective tax rate now being only 0.8%. Before you would have had to pay 1% of the purchase price.

    The Crawford – The Lees, Cullingworth

    We’ve had a nosy around The Crawford at The Lees in Cullingworth and wanted to share a few rough snaps detailing the features of this home.

    In the Crawford we’ve installed a granite kitchen with top of the range cabinetry and AEG appliances. In the living room you’ll find a traditional stove. Upstairs we’ve installed concealed systems in the bathrooms and Ideal Standard pottery.

    The Crawford is a four bedroom home with integral garage and garden room and is our View Home.

  • JOB OPENING: Site Engineer needed

    Site Engineer required to work for a well established New House Builder to start as soon as possible.

    Working across developments located in North and West Yorkshire.

    Overview – to work on:-

    • civils and large housing developments
    • co-ordinate all groundworks, road construction and construction of slabs
    • Degree qualified or HND in Civils

    The successful candidate will have relevant civil engineering experience as their duties will involve general setting out, dealing with health & safety issues and associated paperwork and Q & A throughout multiple sites, whilst reporting/assisting the relevant Site Manager.

    • Ensure Health, Safety and Environmental requirements including RAMS and Method Statements are adhered to
    • Setting out works – must be Trimble R10 GPS & Trimble Total Station competent
    • Liaise with any consultants and sub-contractors engaged in the project as necessary
    • As Builts
    • Topographical surveys as required
    • Be able to resolve technical problems on site

    Be self motivated, proactive and be able to work using initiative.

    Salary is competitive.

  • Stamp Duty – the new rules

    imagesAs of midnight tonight a new set of rules governing Stamp Duty tax will be launched.

    The government have said that the average home owner should be better off, with the taxes increasing for those buying a home worth in excess of £937,000. The new rates will be as follows:

    Up to £125,000 : 0%
    £125,001 to £250,000 : 2%
    £250,001 to £925,000 : 5%
    £925,001 to £1.5m : 10%
    Above £1.5m : 12%

    To celebrate this ‘sale day’ we’re adding some extras into our last remaining Austwick home with single garage.

    They’ll look a lot like the picture to the left – the door will be split into three panels and come in Anthracite Grey.

    The CrawfordThe Rawley Our new homes at The Lees in Cullingworth are coming along nicely.

    All three homes are built to 2013 energy regulations meaning that, for their size, they are some of the most energy efficient homes we have built to date.

    The Lees is located in the beautiful village of Cullingworth in West Yorkshire surrounded by, and with views of, open fields. We’ve built these homes out of locally sourced, natural stone and packed them full of extras.
