  • Falcon Park – Settle – North Yorkshire

    It’s only a week until we open our Show Home at Falcon Park, Settle, North Yorkshire.

    You’ll find us off the Ingfield Lane. We’ll be open Friday – Monday 10am beginning on the 10th October.

    Our Show Home is situated in our Oxley house type which is a four bedroom home with a double garage, study and laundry room. This home is priced at £399,950. Prices for our three bedroom homes without garages start from £199,950.

    We have a selection of three and four bedroom homes available, most with garages. They are all finished to a high specification and feature natural stone features. You’ll find dry stone walling throughout the development.

    We’ve taken quite a few advance reservations already so we’d advise you come and see us soon if you have your heart set on a particular home.

  • Help to Buy backed HPP mortgage

    The Islamic Bank of Britain has launched a Help to Buy backed HPP mortgage

    HPP mortgages with only a 10% deposit are now being provided by the Islamic Bank of Britain and are fully sharia compliant.

    The HPP Help to Buy scheme is similar to the Help to Buy mortgage scheme but it allows you to buy a home without making interest payments that are forbidden in Sharia law.

  • Granite Kitchens

    Cambourne Granite KitchenAre you considering a granite kitchen in your home?

    Below we have listed some benefits of the product so you can make a considered decision.

    • Remember granite is a natural product; its appearance is not uniform. This should be taken into account when choosing from a sample. Granite is not perfectly designed – it is taken straight from the earth
    • All granite needs to be sealed before it is used. We do this for you when we install it. However to keep your granite in pristine condition our suppliers recommend you seal it every year or so. It is a porous material and although stain resistant when sealed if the seal isn’t in tact, your granite could stain. Don’t worry – sealing granite is easy. It’s a lot like waxing your car.
    • Use a specialised granite cleaner every once in a while. It leaves behind a protective film that adds to the yearly seal. At all other times we’d recommend using a mild soap to clean your granite
    • Granite is expensive but it should add value to your home if you want to move on
    • One of the biggest benefits of granite is that it can be cut into any shape you’d like. If you’d like an island, we’d recommend you use a hard surface worktop so that the edges are smooth
    • Granite is very durable and strong
    • If your granite chips it can be easily repaired by a professional
    • Granite worktops are heat resistant which means you don’t need to worry when putting hot pans down
    • Granite worktops are timeless. They are a perfectly complement your kitchen cabinetry and can be used with modern or traditional designs
    • Granite doesn’t harbour bacteria
    • Your granite will not wear away or change colour over time

    Where can you upgrade to granite?

    We offer granite as an extra at Falcon Park in Settle. Please talk to our Sales Advisor to discuss upgrade costs. The cost of your laminate that is included in the standard specification will be deducted from the final cost to you.   • A Site Manager walks into a sandwich shop

    He asks for a tomato and cheese sandwich. He walks out and realises he’s only got the cheese. He walks back in and says:  ‘It takes thousands of parts to build a new home and we don’t miss one thing, yet you manage to make me a sandwich with only two out of the three items I asked for!’

    Mr Massie is our Senior Site Manager. He has overseen the build of our homes for the past 20 years. We hope you like his story… it certainly gave us a laugh!

  • Discovering Keighley – Shimla Spice

    We all know that Bradford has some great curry houses – it’s famous for it. However did you know that Keighley has its very own, award-winning, curry house?

    In 2013, Shimla Spice, won ‘Best Indian Restaurant in England’ and it still lives up to that name. So much so that it was placed in the top 50 restaurants by the Best in Britain Awards this year.

    They’ve now also launched a mobile app where you can book your table and choose from the menu if you’re opting for a takeaway.  You might be interested to know that you get a 10% discount when ordering a take away and there is also free home delivery.

    They have a  selection of all the usual suspects when it comes to indian cuisine. If you’ve not been yet, we’d recommend that you do!

    We’re currently putting the finishing touches to our highly anticipated Show Home at our development, Falcon Park in Settle, North Yorkshire.

    Pictured left are a few of the details, providing you with a sneak peek before the launch….

    We hope you love it as much as we do! We think it’s one of our best Show Homes yet. We’ve gone the extra mile with these homes, with traditional stone features on the outside and beautiful bathrooms and kitchens on the inside.

    Our Show Home in Settle will be open from Friday 10th October at 10am. Our usual opening hours will then be Friday – Monday 10am – 5pm.

    We’ve sold ten of these homes off plan, but there are still a range of homes available.

    We have four large four bedroom house styles. Our Sharp, Carnforth, Branwell and Oxley house styles. Our Show Home is situated in the Oxley so you’ll be able to get a really good feel for how your home will be finished and the space you’ll get. We have two, three bedroom house styles – our Austwick and Clough homes. We’ll have a view home for you to look at so you can know what to expect in these homes.

  • Buying a new home

    A couple buying a homeBuying a new home can be a difficult decision. The most important thing is to be prepared.

    There are plenty of affordability checkers out there that can give you an idea of the type of property you will be able to afford. Here are a few:

    Rightmove
    Post Office
    The Mortgage Advice Bureau 
    This is Money 

    Once you have an approximate idea of what you can afford, browse around and see what’s out there. Don’t push your limits to the maximum- be realistic with what you can afford. Banks will want to see that you have a little wiggle room in case interest rates rise.

    We’d then recommend you speak to a Financial Advisor. We often refer our potential home owners to Jo Murgatroyd at The Mortgage Advice Bureau. There’s no funny business going on there – she gives completely independent advice and also has a broad knowledge of the government’s Help to Buy scheme.

    Make sure you have a good credit score. The Money Saving Expert has a great guide that can be found here, but your Financial Advisor can help you with this. You’ll just need to provide them with bank statements and make them aware of all your monthly outgoings.

    Once you’re made your decision and you’ve agreed to reserve a new home, make sure you’re aware that there’s 28 days to exchange. You’ll need a good lawyer to help you move through this process.

    At Skipton Properties we like to source our materials locally wherever we can. This is why we are using David Brunskill of Keighley, West Yorkshire, for our all our windows and doors at our developments, Falcon Park in Settle, North Yorkshire and Jacobs Lane, Haworth.

    A member of the Quality Assurance Association you can feel at ease that your windows and doors not only look the part but are well made and secure. All of their window frames and doors carry a 10 year guarantee.

    We choose uPVC windows and doors at all our developments. A few people ask us why we don’t use wood, but the benefits of uPVC far outweigh those of traditional wood – unless of course you want a solid oak front door, but that might be beyond the budget! The Directors of Skipton Properties approve of uPVC to such an extent that they’ve had their own windows replaced.

    Why uPVC?uPVC Windows

    We’ve never liked the fact that wood windows need a repaint every 5 years. It’s a job none of us like doing and if it isn’t done your windows can soon look like they are falling apart. uPVC on the other hand never rots, flakes or fades. It just needs a good clean every now and then. Wood can also warp whereas uPVC is much tougher and durable, and also much more secure. Another bonus of using uPVC is that it is an insulator – you’ll lose a lot less heat from your home.

    The downside? We don’t think there is one. We have challenged our customers in the past to tell the difference when standing in front of their house and more often than not they can’t. uPVC has come along way and the style of your home no longer has to be compromised. There is now even a sash version!
