If you’e not a fan of ours on Facebook you may not have seen that we won an LABC Award for ‘Best Small New Housing Development’ at the weekend. The award has been given to our development Kearns Village in Cowpe, Rossendale and we’re absolutely delighted.
The event saw a huge turn out with around 800 people from our industry gathering to celebrate what we all do best, creating homes. We were entered into the category by our local building assessor, who commended us for our excellence and our ability to go the extra mile. Judges consider vital elements of a scheme including: high levels of compliance with building regulations, outstanding craftsmanship, technical innovation, sustainability and high performance and use of innovative products and the skills to overcome difficult site conditions. In other words winning is no small feat! We were competing against 15 other developments in our category across Cheshire, Merseyside and Lancashire and we’re absolutely delighted to take the top spot.
We were founded on the principle that we could build better homes by inspiring our people, striving for excellence and creatively re-imagining new homes. We’re proud to be different. Awards such as these give further support to these claims.
The story of Kearns Village
Kearns Village sits on the former site of Kearns of Waterfoot, an old mill dating back to 1875. We set out to retain the look and feel of the mill by designing our homes in a similar courtyard formation. The massing of the new Irwell homes in the new Old Mill Court mimics that of the mill that stood in the very same location.
Inspired by the site’s industrial heritage we used natural stone, much of it being reclaimed from the demolition, but paired this with sleek wood-aluminium windows by Velfac to update the look and feel, and give our homeowners a high performance product. We added handcrafted wooden porches to key elevations and used varying types of natural slate to create a development that looked as if it had always been there.
The result? A charming development that instantly feels like home. Every single homeowner has commended us on our efforts and are delighted with their homes – this is the type of feedback we strive for… without our homeowners we’d be nothing.

Every single one of our homes benefits from the LABC Warranty which gives our homeowners complete peace of mind.
